Our design process

We aim to begin the design phase within two weeks of your notice to proceed. The design process itself typically takes around two weeks. Construction timelines vary based on scope, but most projects run two to six months from groundbreaking to completion.

Design covers everything from site analysis and base mapping through conceptual layouts, presentation graphics, opinion of probable costs, design refinement, and final construction drawings ready for permitting. It is a complete picture of what we are building before we break ground.

Yes. We regularly design around existing features and assess what is worth keeping versus what should be replaced or reconfigured. Everything gets evaluated in context of the full site and how you want to use it.

Kingsway approaches each property as one complete environment. Rather than designing individual features in isolation, we consider architecture, landscape, circulation, materials, planting, structures, and the way each space will be experienced.

Not for every step. We structure the process around clear milestone meetings at initial concepts, preferred concept, and final approval. For clients who are not local, we accommodate remote reviews throughout. You stay informed without needing to be there for every decision.

Our design fee covers site analysis, conceptual design with presentation graphics, cost estimates, preferred concept refinement, and final construction drawings. It applies toward your construction contract when you move forward with the build.
